HOA Deep Dive, Arrowhead Lakes POA.

About this episode

If you're considering buying an Airbnb in Arrowhead Lake, this is the deep dive you need before making an offer. After our Pocono Country Place deep dive, we're heading to another of the Poconos' most popular short-term rental communities: Arrowhead LakeFrank has vacationed in Arrowhead several times, most recently spending almost $2,000 for a weekend. That got him and his brother-in-law thinking: if they could buy a house with a mortgage around $2,500 per month, couldn't they rent it twice a month and basically own their Pocono vacation home for free?Maybe. But the math is considerably more complicated. That $2,000 reservation is a perfect example. After taxes, Airbnb fees, Arrowhead registration costs, cleaning, and property management, roughly $828 may be left before the owner pays the mortgage, property taxes, insurance, HOA dues, utilities, maintenance, and other ownership expenses. Then there's Arrowhead's seasonality, STR regulations, unusual registration fee structure, older housing stock, location, competition, and the biggest question of all:What kind of property actually makes a good Airbnb in Arrowhead Lake?In this Arrowhead Lake STR deep dive, we're covering:What a $2,000 Arrowhead Airbnb reservation can actually mean for the property ownerArrowhead Lake HOA dues and short-term rental registration feesWhy summer guest registration can cost hundreds of dollars per reservationHow to build Arrowhead's per-person fees into your Airbnb pricingArrowhead's lakes, beaches, pools, boating, gated access, and family amenitiesMy “dartboard effect” and where Arrowhead falls compared with Lake Harmony and Camelback during ski seasonTobyhanna Township vs. Coolbaugh Township STR regulations and inspectionsWhy unpermitted improvements can become a problem when applying for a short-term rental permitCrawl spaces, insulation, electric heat, and other issues to inspect in older Pocono chaletsLakefront vs. lake-view properties and other difficult-to-replicate locationsWhy six- and seven-bedroom homes have an advantage in this marketArrowhead has a huge range of properties, from older 1960s chalets to million-dollar lakefront homes. But much of the STR competition sits in the middle. That's why my investment strategy here is largely go really big or go really small. There's also a predictable cycle among vacation-home owners in this community. A family vacations in Arrowhead, falls in love with it, buys a house while the kids are young, and uses it for years. Eventually the kids get older, schedules get busier, and the house sits empty. That's when someone says, “Why don't we just Airbnb it?”The problem is that nobody asked whether they were buying a good Airbnb when they bought the house. If rental income matters, I recommend doing the opposite:Don't buy a vacation home that happens to become a rental. Buy a vacation rental that your family also gets to enjoy.Arrowhead Lake isn't a bad place to invest. In fact, I recently had an offer accepted there for one of my own clients. But between HOA fees, registration costs, seasonality, township regulations, utilities, competition, and property condition, you need to buy the right property, not simply a house in the right community. This episode breaks down the numbers, regulations, opportunities, headaches, and property characteristics I'd want to understand before buying an Airbnb or vacation rental in Arrowhead Lake.Because even with an expensive HOA and a few operational headaches, a great property can still be a great investment. If it makes dollars, it makes sense.
